The exterior inspection covers 8 components of the roofing system:
Inspectors evaluate granule distribution and loss, shingle adhesion and lifting at edges, cracking or fracturing, curling (cupping or clawing), blistering, and missing sections. Hail impact on asphalt shingles leaves soft circular marks at the impact point where granules have been displaced. These marks are identifiable by touch and close visual inspection and are not visible from the ground.
All step flashing, chimney flashing, valley flashing, pipe boot flashings, skylight flashings, and roof-to-wall transitions are inspected for separation, rust, sealant failure, and improper installation. Flashing failure is the most common source of roof leaks on roofs under 20 years old.
Ridge cap installation pattern, ridge cap adhesion, ridge vent installation and integrity, and hip shingle condition are assessed.
Drip edge installation on all rakes and eaves, ice and water shield coverage at eaves, and eave condition for water damage or pest activity.
Gutter slope, hanger spacing, gutter-to-fascia attachment, seam condition, and granule accumulation inside the gutter trough. Heavy granule accumulation indicates shingles are near end of protective life.
Wood rot on fascia boards behind gutters, paint adhesion, soffit panel condition, pest entry points, and soffit ventilation perforation condition.
Crown condition, chimney cap presence, mortar joint integrity, spalling brick, efflorescence, and flashing at all four chimney sides.
Skylight frame condition, flashing integration, glass or glazing condition, and interior condensation evidence.

The interior inspection covers 4 areas:
Net free area of intake (soffit) and exhaust (ridge or gable) ventilation compared to IRC requirements. Insulation blocking soffit vents is the most common ventilation deficiency found during attic inspections.
Dark staining on rafters, decking, or insulation indicates water infiltration, condensation, or historic moisture. Active moisture is identified with a moisture meter. Staining on rafters near the ridge often indicates condensation from inadequate ventilation rather than roof penetration leaks.
Rafter integrity, decking delamination, and sheathing nail patterns are assessed where visible.
Staining, peeling paint, and bubbling drywall are documented to correlate with exterior findings.
